With more than 25 years of management experience, we have established an exceptional network across the UK which allows us to efficiently let and manage both single units or diverse portfolios. We are experts in managing unusual and intensive sites as well as the usual rental portfolio.

Each client has a dedicated property manager allowing a single point of contact. We understand the need to effectively communicate and the importance of detail in all elements of the letting and management process. The property manager will also ensure compliance of the properties in line with current legislation.

Residential Lettings

Our existing clients include small portfolio landlords as well as large corporate businesses. We are aware of the varying needs of our clients and can offer a bespoke service for portfolios with specific requirements.

Effective marketing on online property portals and in the office windows of our local agents ensures full exposure of advertised properties keeping void periods to a minimum.

We complete thorough referencing and credit checks which provide a detailed insight into prospective tenants credit profiles, as well as obtaining income references and previous landlord checks. We can also offer advice regarding rent protection where required.

Property Management and Accounts

Our efficient property management service is handled at our head office in Malmesbury, Wiltshire. If little information has been provided at the time of appointment we will make contact with the occupiers and look to obtain copies of their tenancy agreements, setting them up on our system.

We handle day to day management of the property and ensure that each property is fully compliant, using appropriately qualified contractors within our network or our parent company Veritas Property Management Ltd when organising maintenance works. We operate a zero spend policy ensuring that Receivers retain full control of property expenditure and costs remain transparent. We are always mindful of costs and are careful to avoid call out charges whenever possible.
We also use an emergency out of hours service which operates 24/7 offering an over-the-phone diagnosis service to tenants and instructing emergency response contractors if and when necessary.

Our accounts department handle the rent collection submitting monthly statements to landlords upon the receipt of rent. We can provide a variety of reports showing the financial performance of the portfolio.

Commercial Rent Collection Service

Should there be a commercial element with a residential appointment we are able to provide a rent collection service for commercial units, submitting statements upon receipt of rents and chasing overdue accounts if necessary.

Fees

Our fees vary dependent on the level of service required and the size of portfolio. Please contact our team to arrange a free market appraisal of your property/portfolio and agree a fee specific to your property and requirements.

Full Management Service: 15% of rent (12.5% of rent plus VAT)

£420.00 Set-Up Fee per property – to include making contact with occupiers and setting up each property and tenancy on our system, ensuring compliance.
£240.00 Referencing Fee – to include the referencing of two tenants and payable upon an offer being accepted subject to referencing. Should additional references be required, the cost will be £60 per tenant of guarantor.
£144.00 Tenancy Agreement Fee – to include the preparation and drawing up of the tenancy agreement.
£114.00 – £186.00 Inventory Fee dependent on the number of bedrooms and/or size of the property and outbuildings – to organise a detailed schedule of condition supported by photographs.
£144.00 Tenancy Renewal Fee – to include contract negotiation, amending and updating terms and arranging a further tenancy agreement.
£60.00 Deposit Registration Fee – to include registering the landlord and tenant details and protect the security deposit with the TDS and provide the tenant with the deposit certificate and prescribed information within 30 days of the start of the tenancy. This is included within the Full Management Service.
£15.00 Contractors Arrangement Fee – this fee is incurred by contractors per job when works instructions are made and this cost may be passed to the landlord.
£42.00 Inspection Fee or £60.00 within the M25 for periodic property inspections.
£54.00 Excess Time Management – for additional management time spent above and beyond our usual duties.
£36.00 Minimum Management Charge per property per month – the minimum management charge whilst the property is tenanted.
£102.00 Check-Out Fee – to include agreeing the check-out appointment with the tenant, completing the check-out and negotiating any disbursement of the deposit with the landlord and tenant, instructing any necessary remedial quotes/works.
Should instructions to let the property be withdrawn, we will have to make a charge for out of pocket expenses however this will not exceed £180.00 unless you have authorised and agreed additional expenses in excess of this amount.
£54.00 per hour plus travel expenses for Court Attendance.
£30.00 Void Management per month whilst the property remains vacant. Our standard management service does not apply when the property is vacant and this will be separately agreed.

Please note that Atwell Martin receives a referral fee relating to insurance and this fee varies per property.

All fees specified above are inclusive of VAT.

Case Study - Camberley

Atwell Martin were appointed to fully manage a site in Camberley consisting of 18 apartments let as HMOs, two houses and commercial elements occupied as a Church, car wash and garage for which we provided a rent collect service.

The management of the site was not a typical management instruction and incredibly intensive due to the 45 occupiers living on site. Compliance was lacking and we organised fire risk assessments, electrical safety certificates, bed bug treatment in addition to addressing the more usual maintenance reported.

Case Study - Willenhall

Atwell Martin were appointed to manage a portfolio of eleven properties in Willenhall for two and half years until the portfolio was eventually sold.

Case Study - London

Atwell Martin were appointed to manage six properties in London let as HMOs. The properties were all found to be in extremely poor condition with no HMO licences in place. Our immediate focus was on organising maintenance and ensuring compliance whilst managing the on-going tenancies.
